Almost every flooring complaint traces back to the subfloor or the spec rather than the material: the click underfoot, the gap that opens along one wall, the plank that lifts at the end of the run.
So the subfloor comes first — screwed down, high spots ground off, low spots filled with levelling compound. Then the material acclimates in the room before it goes anywhere, and it is laid with the expansion gaps, underlay and fastening the manufacturer specifies, which is also the condition of keeping their warranty on the material.
What's in the price: lifting the old floor, levelling and prepping the subfloor, underlay, the installation, transitions and trim, and hauling the old material away. What moves the price: the state of the subfloor once it's exposed, room size and layout, and stairs. If what we find under the old floor changes the number, you see a revised quote before we carry on — you never find out from the invoice.

Old Floor Removal
Existing floor, underlay and fasteners lifted and hauled away, down to a clean subfloor we can actually assess.
Subfloor Levelling & Prep
Squeaks screwed down, high spots ground off, low spots filled with levelling compound. This is the step that stops a new floor flexing, clicking and gapping a year later.
Acclimation & Layout
Material left to acclimate in the room first, then the first row set off the longest straight line in the space — not off whichever wall happens to be nearest.
Installation to Manufacturer Spec
Expansion gaps at every wall, the underlay the manufacturer calls for, and the fastening pattern they specify. Skipping any of it voids their material warranty.
Transitions, Thresholds & Trim
Reducers, T-mouldings and quarter round cut tight where the new floor meets tile, stairs, carpet or the next room.
