Demolition decides how the rest of the job goes. Rush it and you spend the next fortnight levelling a chewed-up subfloor, chasing dust out of the furnace and waiting on a bin that is still on the driveway. We treat it as preparation for the trades that follow, because the trades that follow are also us.
Much of the housing stock here dates from the 1970s to the 1990s, which usually means layers: carpet over laminate over the original hardwood, or tile set straight onto plywood. We walk the space, quote what is actually there, and put the disposal cost inside the number instead of adding it later.
What's in the price: containment, protection for the floors and finishes that are staying, the labour to take everything out, and disposal at a licensed facility. What moves the price: how many layers are actually under there, stair and driveway access, and whether anything has to be salvaged intact rather than cut out. You hear which of those apply at the walkthrough, not afterwards.
