Solid Hardwood Flooring

Solid hardwood is the gold standard of residential flooring — 3/4" thick planks milled from a single piece of natural wood. Species like red oak, white oak, maple, and hickory each bring unique grain patterns, hardness ratings, and colour tones to your home.

Hardwood floors can be sanded and refinished multiple times over their 50-100+ year lifespan, making them a true investment. Installation is typically nail-down over a plywood subfloor — the boards are blind-nailed through the tongue at a 45-degree angle for a clean, hidden fastening pattern.

Important: solid hardwood is not recommended for below-grade installations like basements, as the wood is sensitive to moisture and humidity fluctuations that are common in below-ground spaces.

Engineered Hardwood Flooring

Engineered hardwood features a real wood veneer (typically 2–6mm thick) bonded to a multi-layer plywood or HDF core. This cross-layer construction makes it far more dimensionally stable than solid hardwood — it expands and contracts less with temperature and humidity changes.

This stability means engineered hardwood can go where solid cannot: basements, over concrete slabs, and over radiant heating systems. Installation methods are flexible — nail-down, glue-down, or floating click-lock — depending on your subfloor type and preference.

Higher-quality engineered boards with thicker veneer layers can be sanded and refinished 1–3 times, extending their lifespan significantly. Costs range from $3–14/sq ft depending on wood species and veneer thickness.

Laminate Flooring

Laminate is a synthetic multi-layer flooring product consisting of an HDF (high-density fibreboard) core, a photographic image layer that mimics wood or stone, and a transparent wear layer on top rated from AC3 (residential) to AC5 (heavy commercial).

At $1–5/sq ft for materials, laminate is the most budget-friendly option that still delivers a convincing wood-look finish. Installation is fast — click-lock floating planks snap together without glue or nails and require no attachment to the subfloor. A foam underlayment goes down first for sound dampening and moisture protection.

Important: standard laminate is not waterproof. While it handles minor spills when wiped up quickly, standing water can cause the HDF core to swell and warp. Not ideal for bathrooms or laundry rooms unless you choose a water-resistant rated product.

Luxury Vinyl Plank (LVP)

LVP is 100% waterproof flooring built on either an SPC (stone polymer composite) or WPC (wood polymer composite) core. Nail-Down

The traditional method for solid hardwood over plywood subfloors. Planks are blind-nailed through the tongue at a 45-degree angle using a pneumatic flooring nailer. Most secure and longest-lasting attachment for hardwood.

GD

Glue-Down

Engineered hardwood or LVP adhered directly to concrete or plywood using urethane adhesive. Provides the most stable, quiet installation with zero movement. Best over concrete slabs and radiant heat systems.

CL

Click-Lock Floating

Planks snap together at the edges and float over an underlayment — no nails or glue attaching them to the subfloor. Fastest installation method. Standard for laminate, LVP, and many engineered hardwoods.

SL

Subfloor Levelling

Self-levelling compound is poured over uneven concrete or plywood to create a perfectly flat surface. Critical for floating floors, which amplify every dip and bump underneath. We level to within 3/16" over 10 feet — industry standard.

UL

Underlayment

A thin layer installed between the subfloor and flooring for sound dampening, moisture protection, and thermal insulation. Options include foam, cork, rubber, and felt. Foam for laminate, cork for hardwood, rubber for condos with STC requirements.

Common Flooring Questions

Luxury vinyl plank (LVP) is a 100% waterproof synthetic flooring with a rigid SPC or WPC core and a printed wear layer that mimics wood. Hardwood is solid natural wood — typically 3/4" thick oak, maple, or hickory. LVP costs less ($2–7/sq ft vs $8–14/sq ft), installs faster via click-lock, and handles moisture with no issues. Hardwood offers unmatched natural beauty, can be refinished multiple times, and lasts 50–100+ years. LVP is the better choice for kitchens, bathrooms, and basements; hardwood is ideal for living rooms, bedrooms, and dining rooms where moisture is not a concern.
Subfloor preparation includes levelling uneven areas with self-levelling compound, repairing damaged plywood, securing loose or squeaky boards, removing old adhesive or staples, and testing for moisture. The subfloor must be flat within 3/16" over 10 feet for most flooring products. Without proper prep, floating floors will feel spongy over dips, hardwood will develop gaps over humps, and any floor can develop squeaks from loose subfloor panels. We consider subfloor prep the most important step in any flooring installation.
Solid hardwood typically needs 3–7 days of acclimation in the room where it will be installed, stored flat with spacers between boxes to allow air circulation. This allows the wood to reach equilibrium with the room's temperature and humidity, reducing post-installation expansion or contraction. Engineered hardwood needs 2–3 days. Laminate and LVP usually need 48 hours. We always follow the manufacturer's specific acclimation guidelines, and we verify the moisture content of both the flooring and the subfloor with a meter before installation begins.
Solid hardwood is not recommended for basements. Below-grade spaces have higher humidity levels and greater risk of moisture intrusion, which causes solid wood to expand, cup, and buckle. Instead, we recommend engineered hardwood (which has a cross-layer core that resists moisture movement), luxury vinyl plank (100% waterproof), or laminate with a water-resistant rating. If you want a real wood look in your basement, engineered hardwood with a glue-down installation over concrete is the best option — it looks and feels like solid hardwood but handles basement conditions far better.
A typical room (150–200 sq ft) takes 1 day for LVP or laminate, and 1–2 days for hardwood. A full-home installation (1,000+ sq ft) usually takes 3–5 days depending on the flooring type and subfloor condition. If significant subfloor work is needed — levelling, plywood replacement, or moisture remediation — add 1–2 days. Old flooring removal adds half a day to a full day.
